Still two left at The Sanctuary in Humboldt Park

More than a year has passed since my last update on The Sanctuary, the condo conversion of the former Our Lady of Good Counsel Catholic Church at 2411 W Walton St in Humboldt Park. When I wrote about the development last April, just two condos were still available, and I pretty much assumed that they had sold since then.

Now, 13 months later, two homes are still unsold in the 13-unit development, but they appear to be different units than the ones that were on the market last year.

Rebbecca Farrell from Baird & Warner says she acquired The Sanctuary listings about two months ago. Before that, developer Romeo Kapudijawas was selling them himself, and he was doing just fine until it came down to these last two condos.

Farrell says that when she took over the listings, the prices of the two homes were reduced by about 15 percent each. Now, the 1,500 square-foot two-bedroom / two-bath is priced in the $410s, and the 2,500 square-foot three-bedroom / three-bath is priced in the $440s.

Aside from lowering the prices, Farrell predicts that it will be easier to sell the homes once they are finished out. She says flooring and drywall have been installed in both homes, but it will be another 45 to 60 days before the kitchens and baths will be finished.
