A savvy real estate broker I know once told me that she didn’t consider a price reduction worthy of the name unless it was at least 10 percent.
I just saw a price reduction on a listing from $123,900 to $123,896. The Realtor achieved the objective of calling attention to his property, and the unintended objective of annoying the peple whose attention he gained.

Definitely worthy of being called a stupid Realtor trick, Joe! The people that Realtor annoyed are the buyer agents who might bring that listing to the attention of their buyers or the buyers themselves.
The stupid Realtor trick I most tire of is listing agents who cancel a listing and then relist it the same day. Once again all they accomplish is annoying those of us who might have a buyer for their listing.
