A few years ago, Mark Boyer started tracking two nearly identical four-story three-flats planned for the 700 block of North Ada Street, just south of Chicago Avenue in West Town. These homes, like the condos at 1919 W Crystal St in Wicker Park, were developed by Bill Williams’ Karma Group, and featured designs by Studio Dwell Architects.

By late 2008, Williams was putting the finishing touches on the first building, located at 728 N Ada St, and intended to break ground on the second, at 730 N Ada St, sometime thereafter. Apparently that never happened, because yesterday Williams listed the lot at 730 for $285,000.

The land has RM-5 zoning, and Studio Dwell’s plans for a three-flat with a duplex-up, a duplex-down, and a simplex are available, according to Williams’ listing. The similar units he completed next door sold in 2009 for $285,000, $440,000, and $588,000, according to Cook County records.
