The midpoint in Calumet Heights: a five-bedroom short sale priced at $165,000

2839 E 93rd St, Chicago

This spring, Chicago Magazine named Calumet Heights one of 20 great towns and neighborhoods in the Chicago area, citing its “impression of suburban stillness,” the number of active and retired police officers who call it home, the presence of the public Earhart and Black grade schools, the private St Ailbe’s Catholic School, Olive-Harvey College, and Chicago State University, the almost $10 million in new improvements to Jesse Owens Park, and its easy access to the Metra and I-90.

Looking throughout the entire Calumet Heights community area — an area that includes the smaller Pill Hill neighborhood, bounded by 91st and 94th streets and Paxton and Cregier avenues — you’ll find about 60 homes for sale. All are single-families, most with three bedrooms and two baths, built primarily between the early 1940s and early 1960s. Prices start below $30,000 for a boarded-up bungalow (the aforementioned 700 square-foot home) and top out in the $310s for a new five-bedroom with 3,000 square feet.

The home listed at the neighborhood’s median price point of $165,000 is a 50-year-old ranch-style home (pictured) at 2839 E 93rd St, an address that earns a “somewhat walkable” 68 from Walk Score and a “good” transit score of 55. It sold in 2006 for $142,000, again in $235,000 (presumably after a full rehab mentioned in the listing), and returned to the market this month as a short sale.

The home features hardwood and ceramic floors, three bedrooms on main level and two in the finished basement, and a two-car garage. 2008 taxes were $2,092.
