As Bob Darrow has already told us, home prices in and around Boys Town stretch from the mid-$100s for small studio condos up into the seven figures for single-family homes. When it comes to the “nearly new” market — homes built in the past five years that are coming up for resale for the very first time — prices narrow into a range of the $200s to $640s, and selection is limited to just condominiums.
One building represents both the high and low end of Boys Town’s nearly news: Park View East (pictured), a 17-story, 140 unit high-rise completed by Sedgwick Properties in 2006. Ten one- to three-bedroom condos are currently for sale in the tower, and another three are available to rent.
The three units below represent the low, median, and high price points for Boys Town’s nearly news:
- Low: Unit #605 at Park View East, 828 W Grace St: A 700 square-foot one-bedroom / one-bath priced in the $220s. This unit, listed by Koenig & Strey GMAC Real Estate, has hardwood floors, granite countertops, stainless-steel appliances, granite bath finishes, and a balcony. Garage parking does not come with the unit but is available through the developer.
- Median: Unit #4N at 3520 N Reta St: A two-bedroom / two-bath priced in the $550s. This unit, listed by Coldwell Banker Residential Brokerage, has cherry cabinets, Sub-Zero and Viking appliances, a wood-burning fire place, a master bath with a heated floor and a steam shower with body sprays, and a rooftop deck with views of Wrigley Field. The home comes with garage parking and additional storage space.
- High: Unit #1609 at Park View East, 828 W Grace St: A 1,800 square-foot three-bedroom / two-bath priced in the $640s. This unit, listed by @properties, has hardwood floors, granite countertops, cherry cabinets, stainless-steel appliances, marble bath finishes, a jetted tub and separate shower in the master bath, and a gas fireplace. It has three terraces and views to the north, east, and south. Three garage parking spaces are available for $30,000 each.
