The only home in Chinatown

This week Time Out Chicago is asking readers to check out Chinatown, which sounds like a good excuse to see what’s for sale down there. The answer? Not a lot.

If you go by the MLS and our boundaries for Chinatown — the Stevenson Expressway, Cermak Road, and Wentworth, Archer, and Stewart avenues — there’s just one place for sale in the entire neighborhood, and on paper it reads like a model of efficiency.

The 21-year-old Unit B at 326 W 23rd Pl, listed at $245,000, has two bedrooms and one bath but just 700 square feet, which may sound a little too cozy for buyers who are used to a neighborhood like the South Loop, where the median size of a listed two-bedroom is well north of 1,300 square feet, or even the rest of the 60616 ZIP code, where more than 90 percent of listed two-bedrooms have at least 1,000 square feet.

What’s the upside? Well, it comes with a parking space, and it has a new roof, updated lighting and wiring, a remodeled kitchen, and relatively new carpet and doors. And for those of you on the lookout for low assessments, this one has monthly charges of just around $20, covering water, snow removal, and common insurance.
