The patient type: 877 days and counting at 2440 Lakeview

2440 N Lakeview Ave, ChicagoAre there no takers for this parkside home? That’s OK, the sellers will wait. Unit 14A at the 2440 Lakeview co-op has been on the market for 877 consecutive days, making it the oldest active listing in Lincoln Park. It’s not like these sellers are holding firm on price, either — a couple weeks after listing the home for $1.49 million in June 2008, they took it down to $1.39 million. Later that year, it dropped to $1.29 million, and earlier this year it dropped again to $1.21 million. (There’s no mention in listing or others in the building on the co-op’s purchase requirements.)

Eudice Fogel‘s listing says the home is in a rarely available tier featuring east, north, and west views. It was fully restored in 2004 with zoned air conditioning, a new kitchen with stainless steel appliances, granite countertops, and original butler’s pantry, zinc sinks and bath fixtures, and original bath tiles; it also features hardwood floors, a wood-burning fireplace, formal dining and living rooms, a library, and built-in bookcases and entertainment center. Monthly assessments are $3,004, and 2008 taxes are $12,119.
