The perks of living in one of Chicago’s high-rise rental towers extend well beyond lavish amenities, attentive on-site management, maintenance staff and 24/7 door staff, the creature comforts in the apartments themselves and a convenient location. There are welcome baskets for new residents, and a variety of goodies that might include complimentary umbrellas in the lobby on a rainy day.

Residents in many buildings can expect to be treated to a series of building-sponsored happy hours at local bars and restaurants, on-site social events with free food and refreshments, cooking classes, yoga classes, massages, visits from food trucks and participating Fooda restaurants, veterinarians offering free advice – and a lot more.

Some of the management companies have structured programs offering resident discounts at local businesses while others offer periodic deals like bargain-priced tickets to sporting events. Bars and restaurants frequently court residents at local high-rises with complimentary cocktail hours.

Some of the buildings offer discounts to veterans, teachers and public servants. Most offer resident referral programs that result in a rent credit upon move-in. Preferred employer programs are also becoming more common. If you work for a larger company, be sure to inquire whether your employer is on a high-rise’s preferred list. Most of the new buildings are offering a month or more in free rent to new residents.

If you’re new to the rental market in Chicago and experiencing a bit of sticker shock when you look at the rents in newer buildings, factor in the perks and the deals and the cost may seem much more reasonable.
