The Rotunda set for winter completion

Construction is moving along on The Rotunda at 2741 N Sheffield Ave in Lincoln Park, according to Thomas Hall of Rubloff Residential Properties, but none of the eight units for sale have gone under contract yet. Hall says the construction workers are putting the roof on now, and he expects deliveries to begin by the end of the year.

The rendering that Rubloff is using to market the development seems to portend the expected completion time this winter. I’m not a marketing expert, but that slushy-looking scene might be more of a deterrent than anything else. As the days shorten, the last thing I want to be reminded of is trudging through wet snow.

Hall says prices have been reduced $25,000 across the board, although the price points he quoted are the same that Joe reported in March: Six 1,570 square-foot two-bedroom / two-bath condos are priced from the $490s to the $570s, and two townhouses ranging from 2,331 to 2,896 square feet are priced in the $720s and $750s.

Hall thinks part of the reason that none of the units have sold yet is because buyers don’t want to move into a place that’s 50 feet from the Brown Line tracks until they get a chance to hear a passing train from inside the building. However, Hall says The Rotunda is buffered by an eight-car garage, and the developer is making an effort to cut down on noise by installing triple-paned windows. The upshot of having the Brown Line nearby, of course, is that the Diversey station is just steps away from the homes.

Hall hopes to have a model ready by late November.
