Kingsbury Plaza, the 47-story high-rise at 520 N Kingsbury St in River North, has a simple design: Each floor has four studios, four one-bedroom apartments, and two two-bedroom apartments.
The two-bedrooms come in two styles: Tier F (above left) is a 1,210 square-foot unit positioned to have views of the Loop and a good sight-line straight down the south branch of the Chicago River. I like the split floor plan, the two walk-in closets in the master suite, and the hall closet adjacent to the front door, but I’m not keen on the second bath’s Jack-and-Jill design. Then again, consider the alternatives: close it off from the second bedroom, and you force that room’s tenant to walk through the living room and past the kitchen to get to the bath, or close it off from the hallway and force visitors to cut through one of the two bedrooms to either bath.
Tier C (above right) is on Kingsbury Plaza’s rounded eastern face, giving residents a sweeping view in three directions. The hall closet isn’t nearly as close to the entrance as it is in Tier F, and appears to be half the size. Instead of two walk-in closets, the master suite has one walk-in and one wall closet. The second bath is well positioned in a side hallway to serve as both a private bath for the second bedroom at most times and as an easily accessible bath separate from either bedroom when company is present.
Tier F units start at $2,715 a month, and Tier C units start at $2,900. All units at Kingsbury Plaza have 8′-4″ ceiling heights, individually controlled heating and cooling systems, in-unit laundry, and sound dampening between residences. Kitchen finishes include granite countertops, stainless steel appliances, 36-inch cabinets, dishwashers, and under-sink disposals; baths feature wood cabinetry, 5-foot soaking tubs, and Kohler fixtures.
