Thrush to build 2nd West Loop project

The Thrush Companies has hired Garrison Partners to market its 740 Fulton development and is working with the development consultant on another West Loop project, a mid-rise planned for northwest corner of Madison and Racine.
Thrush has typically handled its own marketing and sales, but a burst of new development by the company convinced CEO and President David Chase to hire Garrison.

“In the past, Thrush has always marketed its own communities,” Chase said. “Now that we are expanding our operations, with four major residential developments underway or planned, we made the decision to outsource 740 Fulton to Garrison Partners.”

In addition to 740 Fulton, the Thrush Companies is developing and marketing 36 condominiums and six townhomes at the Shakespeare Court community, and 137 residential units at Jazz On the Boulevard, both in the North Kenwood-Oakland neighborhood on the Near South Side.

This fall, Thrush also plans to begin marketing a new 164-unit condo building at Madison and Racine, in the West Loop. The company is working closely with Garrison on that development, which the Chicago Department of Planning and Development and neighborhood groups have approved.

Plans for the $53 million 740 Fulton highrise call for a mix of units with one to three bedrooms. One-bedrooms start in the low $200s, two-bedrooms start in the low $300s and two-bedrooms with dens and two baths start in the upper $300s, according to Cyndy Salgado, sales manager for Garrison Partners. A select number of penthouses start in the mid-$500s.
