Patrick spent part of Monday in Hamlin Park (or West Roscoe Village, West Lake View, North Center or Riverview), home of Bluestone Development‘s new Fletcher Row townhouses. In this video, he talks to developer Robbie Frankel about Fletcher Row and and tours the project’s model at 2456 W Fletcher Ave.
Bluestone’s three- to four-bedroom residences are priced from the $650s to the $900s. The development will comprise 20 townhouses.

Hamlin Park is SOUTH of Roscoe Village. “West” Roscoe Village is a pipe dream.
This is why branding a new spin-off neighborhood off of another spin-off neighborhood is silly.
This is a beautiful “neighborhood” created from some of the remnants of old Riverview, I believe. I attended the Brokers tour a couple weeks ago and was extremely impressed by the way the developer went “outside of the box” in making larger-than-usual rooms and windows. Too many townhouses built in the last 10 years have very small, narrow living-room spaces, tiny bedrooms and almost 90-degree staircases! No wonder the young families, to whom these properties are ostensibly targeted, tend to move out after a couple of years; lugging baby strollers and gear up those narrow staircases can really tucker out a parent! With the more family-friendly spaces in these houses, hopefully the original residents will stick around a while and create a real “community.”
It’s nice development, no doubt about that.
