Turn-of-the-century home in Morgan Park nears 15th month on the market

Morgan Park saw 151 sales of single-family homes between July 1, 2009, and June 30, 2010, according to Chicago Magazine. That’s on par with North Center, and just four sales below Lincoln Park. Granted, the average price of a single-family in Morgan Park is hundreds of thousands less than in either of those neighborhoods, but at that average has gone up over both the short and long term.

The “average” home in Morgan Park right now is a three-bedroom / two-bath with a little over 1,400 square feet, the median list price for single-families overall is right at $150,000, and the average market time for a listing is around 127 days. For better or for worse, the turn-of-the-(20th)-century home above hovers well above those midpoints. The 2,139 square-foot, four-bedroom / three-bath home, located at 11347 S Lothair Ave, was listed in July 2009 for $585,000, and has seen only one price change since, when it dropped to $545,000 in April.

Bernadette Molloy’s listing says the home is “magnificently preserved,” with beautifully crafted woodwork, inlaid floors, open and enclosed porches, and more than 33,000 square foot of yard space. It may have “a true ‘country’ retreat feel,” but it’s still only about three-tenths of a mile from the Metra station at 115th and Hale, which means that you’re never that far from downtown.

The home’s 2008 taxes were $5,501.
