A newly-listed 2-bedroom, 2-bath condo at 855 N Paulina in East Village caught my eye because it’s listed at $415,000, a substantial premium over the $315,000 it sold for 3 years ago. The building is on a stretch of Chicago Ave, where retail development hasn’t kept pace with the changes in the neighborhood.
Several blocks east at 1406 W Chicago is a new 2-bedroom, 2-bath from Noah Properties, priced at $429,900.
The building, pictured above, is just west of the Ida Crown Natatorium at the 8-acre Eckhart Park in Noble Square. The Chicago Ave Blue Line stop is about an 8-minute walk to the east, and the #66 bus stops across the street.
The condo is listed with Brian Morand and Izabela Sloma of Sergio & Banks, a YoChicago advertiser.
Which of these similarly-priced properties will have greater appeal to a buyer?
