Behind the Near West Side's industrial facade

Rubloff agent and Yo contributor Eric Rojas was recently giving a showing at The Avenue on Grand, a new-construction development at 1845 – 1847 W Grand Ave, when he came across a neat roof garden on one of the neighboring buildings.

As Eric writes on his Chicago Real Estate Local blog, that part of the Near West Side has a somewhat grungy and industrial appearance, but behind the rusty facade there are some unconventional and attractive properties, as well as a few new condo developments, like The Avenue on Grand.

“East Village and Ukrainian Village real estate markets have been hit as hard as most “third ring” neighborhoods just outside downtown and the longer gentrified and core neighborhoods. But it offers an opportunity to create your own spaces or to purchase some very cool contemporary properties a short commute away from your elusive high paying gig in the Loop. The neighborhoods have a quiet, sometimes understated industrial feel that appeals to hipsters, artists and those looking for a custom home for half the price or more than Lincoln Park. And look at those roof-top gardens!

There are currently two new-construction condos for sale in The Avenue on Grand: A 1,750 square-foot two-bedroom priced in the $390s and a 2,150 square-foot three-bedroom priced in the $490s. I visited The Avenue on Grand last year and viewed the two-bedroom condo with @properties agent Paul Fortman, which can be seen below.
