I reported a couple weeks ago that Blue Slate Properties was down to its last unit at University Crossing Lofts in Pilsen. During my conversation with Blue Slate’s Victor Ayala, I made sure to check on the company’s other projects.
One of those developments, the Elston Timber Lofts at 3641 N Elston Ave in Irving Park, still has 18 of its 25 two-bedroom / two-bath homes available for purchase, Ayala said. These condos, like a lot of Blue Slate’s projects, aren’t lofts in the traditional sense – the building is a new construction project instead of a conversion – but they do feature several “lofty” elements, like heavy timber, exposed ductwork and 12-foot ceiling heights.
The benefit of building from scratch, of course, is that developers can design around the less desirable aspects of loft conversions. Blue Slate’s Web site claims that the Elston Lofts have “soundproofing equivalent to concrete slabs.” Like most new condos, every unit has a balcony, typical condo-style kitchen and bath fixtures, and wiring for phone, cable and internet.
Price points run from the $280s to $340s. Interior parking is now $15,000 a space, down $5,000 from our last report.
