Uptown's 950 West Leland at 50 percent mark

Construction wrapped on this mid-rise at the corner of Leland Avenue and Sheridan Road in Uptown about two years ago, and since then 30 of the building’s 60 units have sold. The building, which was previously known as ‘Sheridan Place,” was designed by Fitzgerald Assocates Architects, and it was originally developed by Poter Construction before it was taken over by Avalon Construction.

Baird & Warner agent Lisa McGuirt, who took over sales from @properties about five months ago, says that prices on the 30 available condos were significantly reduced, although she didn’t have an exact dollar figure for how deep the price cuts were. Prices for the remaining one- and two-bedrooms currently range from the $180s to the $290s, according to McGuirt, and garage parking is an additional $23,000 per space.

The most obvious competition to 950 West Leland is Sheridan Grande, a 70-unit new-construction mid-rise located just a few blocks to the north, at 4848 N Sheridan Rd. Prices for 864 to 1,684 square-foot one- to three-bedroom condos at the Sheridan Grande range from the $180s to the $330s.

All of the homes in 950 West Leland have been finished out and can be ready for delivery within a week, McGuirt says.
