The CMK Companies recently unveiled five model units at its 1720 S Michigan Ave tower, a 33-story structure that maximizes downtown views by minimizing barriers between interior and exterior space. The living room pictured above, for examples, includes a long window wall that fills the room with light and adds to the feeling of spaciousness created by an open plan and 10-foot ceiling heights.

If you don’t like modern architecture, this probably is not the project for you. If you do like modern and can’t afford The Chicago Spire, 1720 S Michigan still has units priced under $200,000.

The 498-unit building, designed by Brininstool & Lynch, is close to 90 percent sold, according to CMK, which has begun delivering units above the 14th floor. The tower includes condos with one to three bedrooms, priced from the $190s to the $490s. The homes have stainless steel appliances, granite countertops, solid-core doors, ceramic tile baths and stone vanity tops with integral bowl sinks.
