Lake View is not exactly a neighborhood known for its loft developments, but this one on the third floor at 1733 W Irving Park Rd looks like a winner. It’s a one-bedroom, but @properties says it has more than 1,000 square feet. It also has timber beamed ceilings, exposed brick and ductwork, 14-foot ceiling heights, 10-foot-tall windows and a rooftop deck with a grill and city views. Heated garage parking is available for $25,000, and the Brown Line is half a block away. These days, we’re not sure if that’s a good thing or not. Rose Green has the property listed for $279,900.
I’ve visited this building several times,am impressed with the facilities, but have never been able to convince a buyer to take one. Why? Because my buyers usually want more than one bedroom, and they’ve been conditioned to believe that any new or rehabbed condo with more than one sleeping space should have at least 1.5 if not 2 baths. I think this was a major mistake in the renovation process.
