We like to watch: true value in Humboldt Park

1853 N California AveGiven that new-construction single-family homes can fetch upwards of $700,000 in the Humboldt Park area, resales like this rehabbed frame house at 1835 N California Ave, can seem like a real deal. Although I’m not generally a fan of frame houses, this four-bedroom two-bath has been gutted from head to toe.

The rehab has boosted the home’s cosmetic appeal, adding granite counters, stainless steel appliances, maple cabinets and ceramic tile. Even better are nuts-and-bolts improvements like new siding, windows and mechanicals (zone heating and central air). Should be pretty energy efficient, if everything’s in good working order.

When you throw in the yard and two-car garage – and the fact that you won’t be paying for empty assessments like your condo-dwelling friends – this home starts to sound even better. The catch? At least on paper, we can’t find one. Brian Mazur of Prudential Preferred Properties has the home listed for $494,900.
