Who wants the last Flat on Fulton?

Around this time two years ago, the YoChicago staff spent some time looking at the “burgeoning” East Garfield Park and the smattering of new developments underway there. One of those projects was GenOne Group‘s Flats on Fulton, a set of new three-flats lining the 2900 block of West Fulton Street. Judging from old Yo posts, the sales pegs for these homes were their prices — ranging from the $220s to the $240s — and their proximity to the Green Line station a couple blocks south and west at Lake Street and California Avenue.

Those two perks might have worked in a thriving market, but they haven’t swayed too many buyers over the past year or two. According to Jameson agent Mike Hulett, GenOne probably will sell off three empty three-flats as investor buildings, leaving just one condo on the market: a ground-floor two-bedroom / two bath with 1,150 square feet, priced at $159,900 (down $30,000 from its June 2008 listing price).

According to Hulett’s listing, the home, located at 2907 W Fulton St, has 9-foot ceiling heights, oak floors in the entryway, living room and kitchen, 42-inch kitchen cabinets, stainless-steel appliances, tile bathrooms, crown molding, a private deck, and deeded outdoor parking. Assessments for the unit come out to about $141 a month.
