Nine-unit condo development at 1733 W Cornelia Ave, Roscoe Village, ChicagoRealtor Rich Kasper has just posted listings for a eight-unit, new construction development at 1733 W Cornelia Ave, on the corner of Cornelia and Lincoln avenues in Roscoe Village. I haven’t been able to reach Kasper, who was with Century 21 Sussex & Reilly prior to Sudler Sotheby’s International Realty‘s buyout, so I don’t have all of the details to share just yet, but a development brochure (PDF) on Kasper’s Web site offers quite a bit of information.

The brochure says 1733 West Cornelia was constructed with “environmental stewardship,” but it doesn’t offer much in the way of details. It also says that the homes will feature “Illinois native landscaping on private decks to promote ‘green living’ and good karma.” Other features include the “zen inspired spa bathrooms to promote peace and tranquility” and the “state of the art Xbox information command center in kitchen.”

The building will have one-, two- and three-bedroom condos with 877 to 1,767 square feet of floor space. All of the homes will have outdoor space, and each comes with two garage parking spaces. Prices for the eight condos range from the $330s to the $720s.

  • This building looks pretty well put together (from the street). I’m a bit annoyed that they have 2 garage spaces for every unit (including 1br’s!) when the Paulina El is one block away.

  • I agree. 2 spaces/ unit certainly isn’t very “green” if that is the direction this development is marketed.

  • Bland design AND awful parking-to-unit ratio? Bad urban planning all around. Huge fail.

  • It appears that Mark misread the plans – probably distracted by the terminal silliness of much of the copy.

    There aren’t enough spaces for two per unit. The reference is to two spaces per unit for the two penthouse units, not two per unit.

    Is $400 a square foot now the going rate on this rather blah stretch of Lincoln Ave?

  • It seems like every new building is suddenly “going green”, whether it was designed that way from the beginning or just had some “green” slapped on it for marketing.

    Then again, you’ve got to try almost everything if you expect to sell an 877 square foot one bedroom for $330,000 in Roscoe Village in the post-credit-bubble real estate market.
