Wiltgen-designed penthouse ‘priced to sell’ at $2.84M

Unit 4902 at The Fordham, 25 E Superior St, Chicago

This half-floor penthouse at The Fordham, 25 E Superior St, spent the winter in real estate hibernation, but returned to the market Friday “priced to sell,” which in this case means $2.84 million.

Unit #4902, a 3,700 square-foot three-bedroom / 2.5-bath with views to the north, east, and south, has been on and off the market regularly since early 2008, and has seen numerous price changes during that period. It’s still listed well above $2 million, the price at which it sold in 2004.

The listing by Margaret Baczkowski of @properties says it’s an award-winning home; a quick search reveals that it placed first in the 2009 Excellence Award competition held by the Illinois chapter of the American Society of Interior Designers. John Robert Wiltgen‘s design features “a monochromatic palette and a complex, low-voltage lighting system…Emberwood doors and built-ins; heated flooring; motorized shades and sheers; a glass-enclosed terrace for alfresco dining; and a master bath with floor-to-ceiling windows that heighten the drama of a 1,700-year-old Turkish stone mosaic.”

The unit also has a dining room with 45 feet of windows; a gourmet kitchen with a 48-inch stove; and a 40-foot-wide living room. One deeded “prime” parking space is included.

2009 taxes are $36,129, and monthly assessments are $3,433.
