
Not all new five bedroom, four and two-half bath construction is alike. Here are five little things I liked about this home besides the lunch spread at the brokerβs open (and Iβm still looking for something not to like).
1. I feel good about the developer. Iβve personally enjoyed showing Manganβs projects to my clients. He recently sold out a high quality row house development near my home ay Sunnyside and Wolcott. His row homes and single family homes feature distinctive detail, carpentry and millwork that look and feel great. In the past, he has generally received higher asking prices as a result.
2. The home was built to mimic the period architecture of the surrounding greystones. Even as large as it is on a 35 foot wide lot, the house blends in with its neighborsβ¦and the new owner should avoid the ire of the anti-gentrification crowd. The feat was so well pulled off that the house initially looks like a two-flat greystone converted to a single family home.
3. The custom built-in kitchen cabinetry sets the home apart from its under $2M competition in the area.
4. A wet bar in the master bedroom and a wine cellar in the lower floor. Both are minimum requirements for me, anyway.

5. You can buy the 30 foot empty lot next door with the house for a total of $3.79M and, according to the agent hosting the open house, the developer will work with the buyer on landscaping the lot.
3733 N Lakewood (without the extra lot) is the third most expensive home marketed in this Wrigleyville / Southport Corridor location north of Addison, east of Ashland and west of Halsted. Two other homes have sold for over $2M in the past year.
So Milton buddy, if youβre looking for somewhere to crash when camp breaks, give me a call. I suggest you buy the house with the empty side lotβ¦ Iβll negotiate the developer build you a private batting cage.







WOW, THIS IS NICE. The roof top feature is a great touch. It also looks like they used reclaimed brick for much of the facade.

No matter. We were impressed. It started out at over $3.1M but at this price-and with the option side lot-I think it should go this spring.
You have to get inside this thing… wide staircases, massive bright lower level and cool details no matter what room you are in.
This may truly have a “penthouse level”. The top floor offers a bar with interior and exterior areas to entertain. There is also a large area on the top level where you can create a gym (rather than stick it on the lower level). I’d work out, shower then fix myself a mimosa up there on a Sunday morning and never come back down.
