Yo's year: Mining the Silver District

Apparently a lot of you wanted to know about the Silver District this year. Mark’s post from March about the 20-unit development at 2800 W North Ave in Logan Square (or is it Humboldt Park?) was one of the most visited stories we posted in 2009, according to Google Analytics.

At the time, the Silver District’s developer was packaging these two-bedroom / two-bath homes with incentives like a year of free assessments, an audio / video home technology package valued at $5,000, a 1-percent closing cost credit, and full furnishings, all at prices ranging from the $300s to the $410s.

Karen Biazar of North Clybourn Group is currently listing four units from the $310s to $390s. All have horizontal kitchen cabinets, quartz countertops, Bosch and Dacor appliances, glass mosaic backsplashes, steam showers, and whirlpools (with built-in TVs, no less!). Garage parking is available for $25,000 per space. The development received approval for FHA-backed loans in October.

At least five units have already closed at the Silver District, and sales are pending on another nine, according to public records.
