Eight O Five, 805 N LaSalle St, River North

Eight O Five is a 35-story, 295-unit apartment tower under construction at 805 N LaSalle St on Chicago’s Near North Side. The development will include ground-level retail space along Chicago Ave.

The project’s developer is Smithfield Development. Berkelhamer Architects is the design architect and Antunovich Associates is the architect of record.

Demolition of an existing building on part of the site began in October 2013 and foundation work commenced in December of 2013. Completion is expected in 2015.

The apartments

Details of the apartments have not been publicly announced, but 805 North LaSalle is expected to have mostly studio, convertible and 1-bedroom units.

There will be a small number of duplex units with private terraces above the parking garage on LaSalle.

The apartments will have floor-to-ceiling windows and many will have private balconies.

Views. The building’s upper floors will have panoramic views to the south, east and west. The view to the north will be limited by an adjacent high-rise of nearly equal height

Southeast corner units will have the best views. These views were shot from the sundeck at 121 W Chestnut, immediately north of 805 North LaSalle.

Amenities, services, policies

Details of the amenities packages and building policies are not yet publicly available.

Renderings of the building show a rooftop pool and sundeck. Expect the now-obligatory fire pit and gas grills for barbecuing. The building is likely to include a fitness center, business center and resident lounge areas, all amenities that have become standard in the newer luxury apartment towers.

805 North LaSalle will have an attached garage with 108 parking spaces and bicycle parking.

The location

The building has a strong Near North Side location close to public transit and daily conveniences.

805 North LaSalle is on the border of River North, a few blocks south of the Gold Coast, and a few blocks west of Streeterville.

The Chicago campus of Moody Bible Institute, which has over 2,000 undergraduate and graduate students, is directly across LaSalle St from 805 North LaSalle. The majority of the students live on campus.

Loyola University’s Quinlan School of Business is three blocks east of 805 North LaSalle. The former Montgomery Ward catalog warehouse, now home to the corporate headquarters of Groupon and Dyson, is a half mile west of the building.

Shopping. Residents of 805 North LaSalle enjoy convenient access to grocery shopping.

Walmart Express, which has a pharmacy, is two blocks west on Chicago Ave. There’s a locally-owned Potash Markets a few blocks east. Whole Foods is a few blocks southeast.

A number of convenience stores are nearby and Jewel, Plum Market and a new Target are not far away, as are a number of Walgreens and CVS pharmacies.

The River North Gallery District, shrunken by the economy in recent years, is just south of 805 North LaSalle and remains a scene worth visiting.

The 900 North Michigan shops, anchored by Bloomingdale’s, Michigan Avenue’s Magnificent Mile shops, and Water Tower Place and Oak Street boutiques are all within a 10-minute walk of 805 North LaSalle.

Dining, nightlife. 805 North LaSalle residents are a few minutes’ walk from scores of popular dining and nightlife options in River North and the Gold Coast. They can avoid the crowds and explore the more relaxed scene closer to home in the 700 blocks of Clark, LaSalle and Wells, just south of the building.

Café Iberico on LaSalle is known for its tapas, and for an outstanding selection of affordable wines.

Nearby Clark St venues include Zed 451, 25 Degrees, the Clark Street Ale House and Fedora Lounge.

The 700 block of Wells St hosts Brehon Pub, Prosecco, Karyn’s Cooked and the ever-popular Yolk.

Two short blocks west of 805 North LaSalle mk serves up new American fare and Kiki’s Bistro offers some of Chicago’s best French food. Both are housed in great loft spaces.

Parks, recreation. Residents of 805 North LaSalle have limited access to parks and recreational opportunities.

Washington Square Park, a tranquil oasis just north and east of 805 North LaSalle, is the only public park within a 10-minute walk of the building.

Transportation. Public transportation from the location is excellent.

805 North LaSalle is a 5 minute walk from the Brown / Purple Line stop at Franklin and Chicago and the Red Line stop at State and Chicago.

A variety of CTA bus routes run on LaSalle St and Chicago Ave outside the building and along Clark St and State St near the property.

The location has fairly quick access to I-90/94 and the city’s expressway grid via the Ontario St / Ohio St on / off ramps.

Zipcar car-sharing locations are nearby. Taxi service is available 24/7.

Rentals are typically available in a number of nearby condo buildings, sometimes at lower rents than in the managed apartment buildings.

    What a shame – another towering monstrosity ruining our beautiful city – and for what? Destroying current views in current buildings, blocking sunlight from the once bright streets and lining the pockets of yet another developer who cares nothing about Chicago to building a classing residential building that will enhance and truly benefit the city. The developers only quest is to benefit himself/herself!

    Went by today. Does this project have General Contractor,no signage or permits visible on perimeter of job site.

    I’m surprised there are no plans for 2 bedroom units and larger. Looks like a good building good for the area, as not much is going on on that block currently. It has a nice modern look and another TOD which will be good for the location. Can’t really get much better location than where this building will be, glad to see its a nice tall building without the focus on parking and driving.

    I agree with Hello. I am in the market for a 2 bedroom place right by the office. This would have been perfect if they had 2 or 3 bed units. Still very interesting.

    I’m fine with the building, I’m just pissed I have to walk past the terribly ugly logo/advertising for this thing every day. Sample the “LOCATION” logo on their website – best part is the misspelling of tatoo (sic)
