A new 35-story, 367-unit apartment tower is under construction at 845 North State St on Chicago’s Near North Side. When complete, the building will include ground floor retail space and 185 parking spaces.
Construction began in the summer of 2013 and occupancy is slated for the spring of 2015. The building is seeking LEED certification from the U.S. Green Building Council.
The development will have a mix of studio, convertible, one- and two-bedroom apartments.
Views. The building is sited on an east – west axis, which should afford dramatic skyline views to the south and southwest from higher-floor apartments. Views from north- and east-facing units, and from lower floors of south-facing units, will be curtailed by neighboring buildings.
Amenities, services, policies
According to the building’s website, there will be “rooftop and podium amenity floors.” Further details are not yet publicly available.
The building’s location has a number of strengths but, despite the claim on 845 North State’s website, a Gold Coast address isn’t one of them. The historic character, quiet tree-lined streets and predominantly pedestrian scale that define the traditional Gold Coast are only an evanescent presence at this location.
Walk Score gives the location a “Walker’s Paradise” rating of 98 and a “Rider’s Paradise” transit score of 98.
Shopping. Residents of 845 North State will enjoy hyper-convenient access to grocery shopping. There’s a locally-owned Potash Markets outlet a few steps north of the building on State St. Four short blocks south is what Whole Foods bills as its “Gold Coast store” despite its River North location.
A Goddess and Grocer deli is around the corner on Delaware Pl. A number of convenience stores are nearby and Jewel, Plum Market and a new Target are not far away, as are a number of Walgreens and CVS pharmacies.
Michigan Avenue’s Magnificent Mile shops and Water Tower Place are two short blocks east. Oak Street boutiques are a few blocks to the north. Big-box retail stores abound in the Clybourn Corridor, a mile northwest.
Dining, nightlife. Head south to Chicago Ave and you’ll pass a dicey McDonald’s and the Ralph Lauren restaurant on your way east to Chik-fil-A or the Cheesecake Factory. Just south of Chicago Ave is the thriving River North restaurant and nightlife cluster.
Head north and you’ll navigate one of the densest, most interesting restaurant clusters in Chicago – what some call the Viagra Triangle.
Just past Mariano Park, from whose shape the triangle derives its moniker, you’ll find Division Street’s dense bar and nightlife scene.
In brief, you’ll find a head-spinning number and variety of restaurants, bars and night spots within a few blocks of 845 North State.
Parks, recreation. Washington Square Park is a tranquil oasis just northwest of 845 North State.
Lake Shore Park, which has a running track, softball fields, tennis courts, a playground and a small field house, is a few blocks east of the building.
The popular Oak Street Beach is within walking distance.
Transportation. Public transportation is excellent. The CTA Red Line stop at Chicago Ave is just over a block south of 845 North State. A variety of CTA bus routes traverse State St and Chicago Ave steps from the property.
The location has fairly quick access to I-90/94 and the city’s expressway grid via the Ontario St / Ohio St on / off ramps.
As you might expect, there are a number of apartment options in the immediate area. We’ll report back on which compete directly with 845 North State when we have more details on the apartments and the building.
Rentals are typically available in a number of nearby condo buildings, sometimes at sharply lower rents than in the managed apartment buildings.
