Appreciating West Lake View

Over at our West Lake View journal Robert Darrow has posted some interesting statistics on appreciation in the neighborhood (bounded by Diversey parkway, the river, Irving Park Road and Ashland Avenue) where developers are doing a brisk business in teardowns and new-construction single-family homes.

Seems that for the first seven months of 2006, the average price of a single-family home is $868,029, up from $456,454 for the same period in 2000. West Lake Viewians (is that the preferred nomenclature?) like their low density zoning, so condos are largely restricted to commercial corridors like Belmont and Damen avenues. The average price of a condo or townhome rose from $266,515 in the same period in 2000 to $398,616 in the first seven months of 2006.
