I came across this RPL Real Estate condo development at 2668 N Halsted St while driving around Lincoln Park this morning and noticed that most of the windows are in place, and the building is starting to take shape. Then, a few minutes later, I passed another new five-story condo building in Lincoln Park and noticed a striking similarity:
The building at left is Converge, the 16-unit buildng at 744 W Fullerton Ave that was designed by Hartshorne Plunkard Architecture. 2668 North Halsted looks a smaller – or at least narrower – than Converge from the street, but it has 16 units as well. The two buildings don’t look quite so similar when viewed from an angle though, because part of Converge’s facade projects out from the building a couple feet.
Even though Converge has a name and a well-recognized architect, the homes in 2668 North Halsted appear to be more expensive, both in terms of overall price and price per square foot. NewHomeNotebook.com lists 2668’s prices as ranging from the $480s to the $520s for 1,050 to 1,100 square-foot condos. Converge’s price range dropped from the $470s to $490s down to the $410s to $450s earlier this year, and the only unsold unit currently listed there is a 1,355 square-foot two-bedroom / two-bath priced in the $430s.
