If you’re more worried about the cost of assessments than being pampered, consider if the amenity has tangible real estate value or is a case of “people marketing,” says Gail Lissner of Appraisal Research Counselors. A fitness room with gym equipment adds value to a building, but a gym instructor adds to the cost of assessments, she notes.
