4 East Elm is a 35-unit, 27-story luxury boutique condominium being developed in Chicago’s Gold Coast neighborhood.

The building has held its ceremonial groundbreaking, but had not begun construction as of mid-October, 2014. Completion is currently slated for early 2016. It is vying to become the first new high-rise condominium built in a true Gold Coast location in more than 10 years. Other buildings that claim but don’t have Gold Coast addresses have been completed within that time period.

Convexity Properties is the developer and Solomon Cordwell Buenz is the architect for the project. The construction manager is Daccord.

The apartments

The building offers three-bedroom, 3.5-bath floor plans ranging from just under 3,100 square feet to 3,515 square feet. Units can be combined, allowing for full-floor residences spanning more than 6,600 square feet. Current pricing ranges from $2.2M to $7M.

The homes will have private elevator access, 10-foot ceilings, floor-to-ceiling windows, and wide-plank flooring in living areas. Kitchens will feature Florense cabinetry, Sub-Zero, Wolf and Miele appliances, and quartz or natural stone countertops.


The floor plans have generous room sizes, excellent closet space, and good separation of public and private areas.

Buyers can work with Gary Lee Partners on interior selections and with Premiere Systems to customize audio, video, lighting and smart-home systems.

Views.
The west wall of the tower portion of the building angles southeast to provide views along State and Rush Streets.


The above shots were taken from the 19th floor roof of 30 E Elm and should be a rough approximation of the views from higher floors of 4 East Elm. Higher floors at 4 East Elm will also have views of the lake to the east.

Amenities, services, policies

4 East Elm will have a strong amenities package for a building its size.

Common-area amenities will include a landscaped sundeck with an outdoor pool and spa whirlpool, a resident lounge with a kitchen and flat-screen TV, a conference area, a movie screening room, and a fitness center with cardio equipment and free weights.

The north and south tiers of the building will be served by individual elevators.

The building will have 24/7 door staff.

4 East Elm is targeting LEED certification, but hasn’t specified a level.

The location

4 East Elm is within the traditional boundaries of the neighborhood established by the Gold Coast Neighbors Association.

The building’s high-profile location at the corner of State and Elm Streets is steps from a wide variety of shops, restaurants and nightlife. The neighborhood scene is as lively and exciting as any you’ll find in Chicago.

Any attempt to describe the richness and variety of the immediate area, which has strong appeal to all age groups, is bound to fall short.

Shopping. Residents of 4 East Elm have convenient access to several major grocery stores, in addition to the popular seasonal farmers market on Division St.

Treasure Island, which bills itself as “America’s most European supermarket,” is a just over a block west of the property. Jewel Foods, a short block north and two blocks west, is open 6 am to midnight 6 days a week and 24 hours Sunday.

The new, upscale Plum Market is a few blocks west on Wells St, just north of Division. A new Target recently opened on Division St, half a mile west. A number of convenience stores and delis are near the building. Whole Foods is half a mile south.

CVS and Walgreens pharmacies are at the corner and around the corner.


Glamorous Oak Street boutiques and Michigan Avenue’s Magnificent Mile shops and Water Tower Place are a few minutes’ walk from the building.

Dining, nightlife. One of the densest, most interesting restaurant and nightlife clusters in Chicago – what some call the Viagra Triangle – is a short block south of 4 East Elm.


Locals just call it “the triangle,” after the shape of Mariano Park.

A short block north of the building is the storied Division Street nightlife strip, home to Bootleggers, the legendary Butch McGuire’s and more than a dozen other establishments.

The scene continues north from Division along State St, with PJ Clarke’s, McFadden’s and more.

Schools. 4 East Elm has good proximity to excellent public and private schools.

The location is within the attendance boundaries of Ogden International School and Lincoln Park High School. The PreK-5 east campus of Ogden is a 5-minute walk south of 4 East Elm.

Walter Payton College Prep, a highly-rated selective-admission public school, is a 10-minute walk west of 4 East Elm and the private Latin School of Chicago is a 10-minute walk north.

Parks, recreation. Residents at 4 East Elm have good access to a variety of parks and recreational activities.

Oak Street Beach, with its spectacular views of the Lake Shore Drive skyline, is a long block east of the building.

The fabulous Lincoln Park, home to the Zoo, Conservatory, North Avenue Beach and a host of playing fields and other attractions, is half a mile north.

Washington Square Park and Goudy Square Playlot are quiet retreats a few minutes’ walk of e East Elm.

Transportation. Public transportation near the building is excellent.


The CTA Red Line stop at Clark and Division is about a 5-minute walk north and west of the building. The stop at Chicago and State is about an 8-minute walk south of the building.

A variety of CTA bus routes criss-cross the area along Division, State, Clark, LaSalle and Lake Shore Drive. The #36 Broadway bus stops outside the building on State and connects to the Loop.

Access to I-90/94 and the rest of the city’s expressway grid can be slow along Division St during peak hours. If you’re southbound or headed for the Eisenhower Expressway (I-290), Ontario St is a better option.

Several Zipcar car-sharing locations are within a block of the building. Taxis swarm the area 24/7. DIVVY bikes are two short blocks west at Clark and Elm.

The competition

The most direct competitor for 4 East Elm is likely to be a new luxury condo tower planned for the corner of State and Walton, several short blocks south.

There are dozens of upscale resale buildings in the immediate area.
