Is Lake Park Gateway's second phase bringing sexy back to North Kenwood?

I’ve never thought of North Kenwood as a “sexy” neighborhood, but that’s exactly what Realtor Michelle Browne called it this afternoon during a conversation about the latest phase of Lake Park Gateway, a new-construction development at 1231 E 46th St that Rubloff‘s Your Team group started marketing shortly after Thanksgiving.

Stratagem Home Builders‘ eight condos are the South Side neighborhood’s “crème de la crème,” she says: homes finished “with everything, like you’re going through the Merchandise Mart,” priced from the $190s for a 1,250 square-foot two-bedroom / two-bath up to the $340s for a 1,500 square-foot three-bedroom / two bath.

Those price points probably sound reasonable to buyers shopping around in North Side neighborhoods, but the largest units at Lake Park Gateway (or just “The Gateway,” as Rubloff calls it) are actually selling as much as $66 more per square foot than the average North Kenwood home. The prices aren’t much different than what NewHomeNotebook has listed for new North Kenwood condos, to be honest, but either way, Browne says she doesn’t expect Stratagem to adjust prices downward anytime soon.

“They’re not cheap. That may beat us up, but the developers are well-financed and in a good position, and they’re not dying down there,” Browne says.

Those Mart-level finishes include iridescent mosaic tile backsplashes, fancy spa showers and custom fireplaces, she says, along with the usual combination of bamboo or hardwood floors, stone countertops and tile, stainless-steel appliances and brand-name fixtures. Other features are less obvious at first glance, says Browne, pointing out that Stratagem built garages with peaked roofs to create attic-like storage spaces for each buyer.

According to Google Maps, the homes are a five-minute walk from Metra’s 47th Street station and less than a 10-minute walk to Burnham Park and the lake shore. Naturally, that means Lake Shore Drive is easily accessible as well.

Lake Park Gateway’s first phase comprised 24 units. According to Stratagem’s site, another 15 homes are slated for construction in the development’s second phase.
