Two garden units still for sale at Belmont Row

We don’t encounter too many subterranean condos in new-construction buildings, and that might account for why these two homes haven’t been sold yet. Our first Yo post on Belmont Row dates all the way back to September of 2006, and two of the 16 homes are still available in these two eight-unit buildings at 2734 – 2736 W Belmont Ave in Avondale.

A look back at the Yo archives over the past two years shows a consistent trend of price reductions at Belmont Row. According to that 2006 Yo post, pre-construction prices started in the $310s. Then, in the fall of 2007, a different post said prices started in the $290s. And last February, Joe reported a temporary price reduction that had the lowest-priced units starting in the $270s.

Today, I’ve learned that the prices for those last two garden units have further tumbled, as MLS listings for those two homes have them both priced in the $250s, but Donna Nugent from Coldwell Banker says the developer might drop the prices an additional $10,000.

Nugent says one of the homes is finished out and ready for immediate delivery, and the other will be ready for delivery within 45 days. Both condos have two bedrooms and 2.5 baths, and they each have about 1,020 square feet of space.
