An update on new Evanston apartments

Three new Evanston apartment complexes are racing toward delivering nearly 500 units this spring, and all appeared to be on schedule when we visited several days ago.

We served up an update yesterday on the 214-unit AMLI Evanston development.

The 80-unit Central Station, pictured above at 1720 Central St, is topped out and nearly fully enclosed.

The 8-story, 175-unit 1717 Evanston, 1717 Ridge, is also topped out and nearing full enclosure.

The Sun-Times’ David Roeder recently reported that Fifield Companies and Carroll Properties are moving forward on a 368-unit development spanning the block between Oak and Maple on the south side of Emerson St. The existing building on Maple will be demolished, and the project is slated to deliver units in 2015 – at a time when the 3 existing projects should have completed their lease-ups.

The Fifield project probably has the strongest location, based on its proximity to Northwestern University and downtown Evanston. It also will have a unit mix that’s more loaded toward studio and 1-bedroom apartments than the other projects.
