We’ll post renderings of Beverly Place, one of the few sizeable residential developments in Beverly, just as soon as we get our hot little hands on them. In the meantime, we thought we’d pass along the word that construction is now underway at the site, on the north side of 103rd Street just east of Longwood Drive.

Developers Northern Realty Group and Axis Properties, LLC are building 10 condos and 28 townhouses in traditional brick-and-masonry low-rises designed by FitzGerald Associates Architects. The development is spitting distance from a Metra station and the shops that line 103rd Street.

“If you just look at the street here from Longwood to Prospect on 103rd Street, to me it’s the nicest stretch of commercial property in all of Beverly. This is truly the village in the city,” says Bill Biros, who heads Prudential Biros Real Estate, which is marketing the project.

“For anyone who wants the new construction — the townhome living as opposed to the maintenance a home requires — yet they want to be in a real family neighborhood atmosphere, this is it,” he says.

The condos will sit atop a level of ground-floor retail facing 103rd Street. A central doorway will lead into a courtyard area, ringed by 28 townhouses. The condos will have one or two bedrooms and range from 926 to 1,600 square feet, and the townhouses will have two or three bedrooms and range from 1,868 to 3,300 square feet. Features include thermal-glazed windows, red-oak hardwood floors and enclosed parking.

The one-bedroom condos are sold out, says Nancy Hotchkiss, an agent with Prudential Biros. Five two-bedroom condos remain, priced from $341,600. The townhouses, eight of which have sold so far, start at $394,900.

The condos will deliver in November, and the townhouses will deliver in spring 2008, Hotchkiss says.
