When Joe and I toured the sales center of 5430 Sheridan in Edgewater earlier in the week, we took a moment to speak with sales agent Tina Macek about Bluewater 5440, Bluewater Companies’ planned 15-story high-rise in the lot directly to the north.

Bluewater 5440 will be a full-amenity building designed by a popular architect (Booth Hansen) and judging from the location, it ought to have clear lake views, but the thing that Macek focuses on is the wide range of floor plans. Whereas 5430 Sheridan is limited to two- and three-bedroom condos, Bluewater 5440 will offer studios, one- to three-bedroom condos (with or without dens), townhouses, and two-bedroom “beach homes.”

Below are a few sample floor plans. The one on the left is a 1,190 square-foot two-bedroom / two-bath that looks like it has a ton of natural light, and the unit on the right is a 623 square-foot one-bedroom / one-bath with a 13-8″ X 10-8″ balcony.

Some of the other one-bedrooms don’t have access to natural light, so they aren’t separated from the so-called “great room” by a full wall, but this one is. It also appears to have plenty of closet space for such a small unit. Judging from the size of that terrace, this one-bedroom must be located either on top of the parking structure or on that ledge where a tree has been placed in the model. Most of the other units seem to have smaller inset balconies, like the 5-1″ x 8-2″ balcony in the two-bedroom.

Prices for one-bedrooms run from the low $200s to the $360s, and assessments are estimated between $198 and $303 per month. Two-bedrooms run from the low $400s to the $510s with assessments ranging from $396 to $521.
