The Thrush Companies, developer of the 137-unit Jazz on the Boulevard in North Kenwood-Oakland, is offering a credit equivalent to 4 percent of the purchase price to be applied to down payments and closing costs.

Only first-time buyers qualify, and they must use preferred lender Wells Fargo, which is offering a 30-year fixed-rate mortgage of 5.91 percent, according to development manager Tony Rogers. Income restrictions also apply. Annual incomes can’t exceed $72,000 for singles, or $90,500 for couples.

The deal applies only to homes costing $398,315 or less. Rogers says 95 percent of the 26 condos and townhomes still available at the project are under this price limit.

Units are ready for immediate occupancy, according to the Thrush Web site.
