Chicago rent barometer: Wicker Park on the low end

The low end kept rising higher and higher as we searched for rentals in Wicker Park. The Chicago Reader lists a $775 studio at 2153 W Potomac Ave and a couple of other $750 studios that claim to be “in the heart of Wicker Park.” Since they don’t list addresses, we’re guessing they’re closer to the heart of Humboldt Park.

A 900-square-foot one-bedroom apartment on the top floor of a Victorian sounds promising. The apartment, located at 1049 N Marshfield Ave (which, to some, could be considered East Ukrainian Village) has an eat-in kitchen with “newer appliances,” an enclosed back porch and a den. Rent is $850 a month.

It seems there’s at least one bargain to be found in Wicker Park — that is, if you’re not into eating or staying warm. A two-bedroom apartment at 1740 W Julian St rents for $675 a month, but the place is described as “very old” with “small bedrooms” and a space heater. There’s a stove in the kitchen but no refrigerator. With winter on the way, and no radiator, who really needs a fridge anyway?

Another possible deal comes just over the border into Humboldt Park, at 1352 N Western Ave. A two-bedroom one-bathroom apartment in a vintage graystone rents for $795 a month.
