CM&M tops off the Edge in W. Loop

Conversion Marketing and Management, Inc. has topped off the Edge Lofts and Tower, a development that combines a 16-story condominium tower with a five-story mid-rise loft conversion in the West Loop.
The development, at 210 S. Desplaines, was more than 75 percent sold at press time. The loft portion of the project was built in 1913 as home of the Western Newspaper Union and once housed the largest printing plant in Chicago.

Developer CM&M has conceived the unusual project with 12 loft condos per floor in four of the original building’s five floors. The highrise portion of the structure rises from the hollowed-out core of the mid-rise conversion and is integrated into the old building with a one-inch expansion joint.

The Edge’s 224 homes range from 575 to 1,520 square feet and include studio, convertible and one- and two-bedroom floor plans with one to two baths. Some plans include a den, and each home has a balcony or terrace. Base prices range from the $180s to the $380s, and indoor parking is available for $32,000 per space.

“We knew from the initial planning stages that we were embarking on an architectural project unlike anything that had been done before,” said Neil Stenholt, president of Conversion Marketing and Management. “Buyers have been impressed with The Edge’s unique design, the number of high-end standard features, the wide array of upgrades and the spectacular views of downtown.”

Features include 42-inch cabinets, granite countertops, Whirlpool appliances, Moen designer faucets and marble master baths. The loft units have oak floors throughout, while the highrise condos have wall-to-wall carpeting.

Buyers also have a long list of upgrades from which to choose, including more than 40 cabinet styles, 15 hardwood flooring patterns and 70 hard finish options, including granite, marble, slate and ceramic tiles.

“We put a lot of emphasis on our upgrade program, which allows more customization than most other highrise buildings,” Stenholt said. “People want their homes to be an extension of themselves. The last thing we want to do is limit the options that will give each residence its own personality.”
