Details are key to the appeal of Bucktown Place, according to Lorraine Denham of Coldwell Banker, which is marketing the 12-unit condo development. Along with Becky Thompson, another Coldwell agent, Denham chose its finishes, which include coffered ceilings, chair rails, crown molding, kitchens with granite floors and counters and, in the hallways, blue glass pendant lighting and wood floors with inlaid granite.

“It gives it a depth,” she said. “It isn’t like a vanilla box.”

The four-story building, nearing completion on a formerly empty lot at 1890 N Milwaukee Ave, has six two-bedroom and six three-bedroom units, all with two bathrooms, ranging in size from 1,400 to 1,800 square feet.

Two penthouses on the top floor have private roof decks with city views and a staircase within the units leading to a storage area, Denham said. The units on lower floors have one or two balconies.

The building backs up to the CTA Blue Line tracks and fronts busy Milwaukee Avenue, so developer Tom McNamara of McNamara Builders used high-density blown insulation to reduce the noise.

Besides its proximity to the el, Bucktown Place is just north of the hip, boutique-centered intersection of North, Damen and Milwaukee avenues. Denham described the neighborhood immediately surrounding the building as “growing,” with galleries, bookstores and restaurants nearby. Condo buildings, including a loft conversion next door, are also proliferating in the neighborhood, she said.

One unit has sold so far. The top floor was finished and ready for delivery, and the remaining units were nearing completion. Prices range from $435,000 to $570,000. “We’re completely on par with Bucktown,” where condos typically cost between $300 and $350 per square foot, Denham said.

The kitchens feature custom cherry cabinets, stainless steel appliances and two-level breakfast bars (meaning that one section is about waist height and an adjacent section is slightly higher). The bathrooms have rectangular under-mount sinks and showers with rain heads, body jets and steam. Master bathrooms have two-person corner Jacuzzi tubs.
