Deming on the GreenAs one of the very few new-construction condo developments expected to break ground in Lincoln Park in the near future, Silverleaf Development’s Deming on the Green is positioning itself as a slightly more modest alternative to Lincoln Park 2520, where, as Joe reported earlier this week, one-bedrooms start in the $500s.

I also found a four-bedroom / 3.5-bath condo listed at $2.64 million, which is a pretty serious chunk of change, but it’s also a far cry from the $40 million one of Lincoln Park 2520’s unpriced penthouses could fetch.

O’Donoghue emphasizes that the building’s green features will keep assessments low for residents, pointing to the geothermal heating and cooling system that will save energy by tapping warm and cool air from under the earth’s surface.

Pre-construction buyers can work with the building’s architects to customize and combine units, and O’Donoghue says that buyers could put together homes as large as 6,300 square feet (a combination of three units) for $550 per square foot.

About 30 percent of the building’s 23 condos have sold so far. Ground hasn’t broken yet, but O’Donoghue expects construction to begin by the end of the summer or beginning of the fall. Deliveries are scheduled for some point in 2010.
