A look at Eco18's two-bedrooms

There are only a couple of these two-bedroom-plus-den units left at Eco 18, Dynaprop Development‘s environmentally-conscious condo high-rise planned for the South Loop, according to Jameson Realty agent Carol Ann Walls-Sandell.

Eco18The Eco18 Web site says this unit has 1,583 square feet, which I assume includes that 17-4″ x 19-1″ wrap-around terrace and the smaller 13-2″ x 6′ terrace off the master bedroom. Walls-Sandell tells me that there were only five of these units to begin with, and that three of them are currently under contract. The last two are located on the north and east sides of the building, on the 10th and 11th floors, and they’re priced in the $640s.

Because the developer is seeking LEED Gold certification, buyers might expect the building’s energy efficiency to translate to low assessment fees. At Eco18, the estimated assessment fees from the price sheet range from $209 per month for the smallest one-bedroom / one-bath to $522 per month for the above two-bedroom / two-bath condo.

Assessments cover heat, air conditioning, high-speed Internet, cable TV, and access to the building’s fitness room and dog run – basically, everything but the electric bill. One parking space in the heated garage is included with the purchase of a condo.

About 25 percent of Eco 18’s 93 units have sold, Walls-Sandell says. She expects construction to begin this fall, with deliveries beginning in 2010.
