Speaking of wide units, which we were recently, a Ranquist Development project at 1711 W Division has some seriously wide condos – from 24 to 57 feet (floor plans are available in this .pdf document). Terraces run the full width of each unit.

Several Yo readers have commented on the relative merits of taller, narrower townhouses versus wide condos. The goal in designing the units at 1711 W Division was to maximize the floor plate, according to Karen Ranquist, of RCR Realty, which is marketing the project. She points out that a building like this one wastes less space on stairwells and setbacks. The two-bedroom two-bath units have 1,550 to 1,750 square feet.

In some units, a partial wall separates the great room from a “media room” (which can also be used as a third bedroom, an office, etc.) The five buyers who have signed contracts so far have each made different decisions about how to use this optional partition. One of them had the builder extend it all the way to the ceiling, creating a more private space. Another wanted a gap at the top of the wall, to make it less closed off. Still another asked to have the wall taken away altogether, she says.

The space and flexibility come at a price: the condos range from $599,800 to $799,800, according to Ranquist. Indoor heated parking is an additional $11,800.

The four-story building is currently under construction, Ranquist says. Deliveries are slated for January next year.
