After visiting 340 Evergreen yesterday, the high-end new-construction condo development in Old Town, Jameson Real Estate agent Jennifer Liu and I made the trek down to Archer Landing, an 18-unit condo conversion at 2553 S Lowe Ave in Bridgeport. If they were drinks, 340 Evergreen would be a dry martini made with top-shelf gin, and Archer Landing would be a cold can of PBR.
The brick building was built about a decade ago, and has housed rental tenants ever since. All of the units in the building will have two or three bedrooms, but none of them have more than one bathroom.
Buyers can choose between the base level of finishes, which includes new carpeting and fresh paint, or standard level of finish, which includes oak flooring throughout and a granite / stainless steel kitchen setup. Base-level two- and three-bedrooms are priced from the $190s to the $230s, and standard units are priced from the $200s to the $240s.
As far as the location is concerned, there are some serious costs and benefits that need to be weighed. On the one hand, the building is just a block from the nearest CTA Orange Line and there’s easy access to the Stevenson and Dan Ryan expressways nearby. On the other hand, Archer Landing is located right next to a tangle of highway access ramps and cement pillars, and as the photos show, it’s pretty tough to ignore.
