It's a buyer's market in Lake Forest, Winnetka, where you can save a million or two

Click for larger imageDeal of the day: The price of this 6,000-square-foot waterfront home in Lake Forest has dropped $2 million in six months to a paltry $6.9 million. Custom builder Richard Marc built the five-bedroom house but never lived in it; he and his wife, Koenig & Strey agent Nicole Lindholm, have decided to relocate to Florida. The house is set on 1.5 acres and has a home theater, a wine cellar and seven fireplaces – ‘cos you can never have too many.

The times they are a slowin’ in the single-family home market up in those parts. In Winnetka, 25 homes priced between $4 million and $10 million were listed in the first nine months of 2006 and in that time, only three sold, according to MLS statistics compiled by Coldwell Banker Residential Brokerage Winnetka South. During the same period in 2005, there were 15 homes listed and two sold. Agents attribute it to the overall cooling of the real estate market and to empty nesters throwing in the monogrammed towel, listing their homes and scouting for condos in downtown Chicago.
