I swung by Lincoln Square yesterday morning to check up on Fountain View, Terra Firma‘s new 18-unit condo development at 2326 W Giddings Ave. Giddings ends with a cul-de-sac, and there’s a small park called Giddings Plaza between that cul-de-sac and Lincoln Avenue, which is where the namesake fountain is found (see the site plan at right). It’s a pleasant scene.

Fountain View site planJennifer Mills from Koenig & Strey GMAC Real Estate says construction on Fountain View is nearly complete, and the grand opening will be held on September 27th. In the meantime, Mills says she’s willing to take prospective buyers on hard-hat tours of the building. She says people should be able to get a good concept of the space because the drywall is already up. When I was photographing the place yesterday, workers were loading cabinets into the building, which might give an idea of how far along they’ve come.

Five of the units have already sold, and Mills says her favorite of the remaining condos is unit 401, a 1,352 square-foot two-bedroom / two-bath corner unit with a private terrace that’s priced in the $430s. The most expensive unit is a 1,518 square-foot three-bedroom / two-bath that’s priced in the $550s.

The nine remaining units that have two bedrooms and two baths are priced from the $430s to the $540s, and the four three-bedroom / two-baths are priced from the $490s to the $530s. Parking in the underground garage is offered for $30,000, a tandem indoor space is priced at $45,000, and a tandem outdoor space if priced at $40,000.

Given the decline in new-construction sales, I haven’t heard many agents volunteer their predictions of how particular developments will sell, but Mills says she expects Fountain View to sell out by the end of the year. The building will be ready for first move-ins by the end of October or the beginning of November.
