Lipe looks ahead to Chantico South completion

Chantico South, 1621 S Carpenter St

Lipe Property Company saw the writing on the wall at its Maduro at University Village lofts and promptly repurposed that project for apartments. The company is moving forward with another condominium project, however, following the success of its other loft conversion in Pilsen. (There’s that darn word again.)

The company has sold all of the Chantico Lofts at 1061 W 16th St and has broken ground on the Chantico South condominiums next door at 1621 S Carpenter St. The project has six different corner floor plans, from one-bedroom / one-bath single-floor units to three-bedroom / two-bath homes in duplex and single-floor layouts, with prices ranging from the $200s to the $470s, according to Lipe’s Laura Knepper.

Every unit has a patio, balcony or rooftop terrace. Joe Zekas shot a video of the Chicago skyline from Chantico Lofts in December 2006. Chances are the owner of Chantico South’s sole three-bedroom duplex will have a similar view from the roof.

Interior features include a mix of oak, tile and carpet flooring, 42-inch cherry or maple cabinets, granite and marble tops for counters and vanities, and stainless-steel appliances. Chantico South residents can purchase outdoor parking spaces for $12,000 apiece or indoor spaces for $25,000, Knepper says.

The building itself is designed to complement the Chantico Lofts by mimicking that development’s modular brick facade, window placement and railing design. This was the topic of some discussion back when Lipe announced Chantico South in 2006.

All nine units are available and will be finished by October, she says.
