Looking at layouts: Two-bedroom condos at R+D659

Interior space includes a 25′-6″ x 16′-9″ living / dining area with an island in the kitchen and floor-to-ceiling windows facing south and east, an 11 x 13′-6″ master bedroom with access to a bathroom through an adjoining walk-in closet, and a 10 x 11′-3″ second bedroom with a walk-in closet.

A 13′-6″ x 5′ balcony overlooks offers views to the south and east.

These 1,206-square-foot homes (Type T20 on the Web site) are priced in the $420s to $440s, or roughly $355 to $370 a square foot. That puts them up right around the upper end of Emerald’s similarly-sized two-bedroom condominiums, which range from $304 to $368 per square foot.

(Keep in mind that Emerald is tossing in a load of goodies, including free parking, with the purchase of a home; buyers at R+D659 won’t get any extras along with their purchases, but they might qualify for a 1.5-percent discount on their mortgage rates.)

R+D659, located at 659 W Randolph St in the West Loop, comprises 237 condominiums in 15 stories. Deliveries will begin in the fourth quarter of 2008.
