Mod brings contemporary edge to West Loop

It’s clear what co-developers Stillpoint Development, The Pickus Companies and Castlebar Enterprises had in mind when they baptized Mod, a nifty 92-unit, contemporary-style condominium development under construction in Chicago’s vibrant West Loop.

“The developers definitely wanted modern,” says Chris Payne of Sullivan, Goulette & Wilson, the architects for the project, emphasizing that “contemporary” was the order of the day both inside and out.

“We started with bold red panels and a lot of glazing on the outside and carried the look into the lobby,” Payne continued. “And we went with an open floor plan in the unit interiors. Lots of clean lines and a very contemporary look.”

Planned in two stages – a 56-unit building at 1222 W Madison St and a 36-unit property next door at 1224 W Madison St – the developers clearly created the Mod design for the upwardly-mobile young professional, though the location and the development’s eco-friendly features appeal to a broad spectrum of buyers.

Location is obviously a strong selling point for Mod. Close to all forms of transportation including the CTA, Metra, and the Kennedy Expressway, it is ideal for buyers who work downtown or, as is more often the case these days, for those whose work takes them to outlying areas of the city and suburbs.

And for just kicking around the neighborhood, the Mod location is as good as it gets.

Randolph Street’s “restaurant row” is just steps away, offering more than a half-mile of good eats at restaurants like Blackbird, Sushi Wabi, Vivo and Marché. Close by, of course, is Halsted Street’s Greektown. After-dark haunts include Fulton Lounge, Club Estate and The District.

For the essentials, all of the usual suspects are within walking distance – Starbucks, Walgreens, White Hen, Dominick’s, and Blockbuster, just to name a few. And there are also more than two dozen new restaurants and cafes and an influx of art galleries, including such notables as Arena Gallery, Douglas Dawson, Function + Art, Linda Warren Gallery and Mars Gallery.

Mod features a green roof, two energy-efficient elevators, a fitness room with yoga loft, bike storage and a keyless fob access system with remote access through an intercom.

Ten-foot floor-to-ceiling windows light up the contemporary, open-look residences with a vast array of high-end finishes. Kitchens come equipped with a full stainless-steel appliance package, complete with a deck-mounted gas cook top, built-in microwave, disposal, refrigerator with icemaker, built-in electrical wall oven, Kohler faucet and recessed can lighting.

Master baths feature European teakwood veneer cabinets, quartz vanity countertops, square sinks, Grohe faucets and shower sets, frameless-glass shower doors, tiled shower and bath enclosures and a full height mirror with pendant lighting.

“The bathrooms are really impressive,” says Payne, who points to the large shower areas as one of the signatures of the project. “This development team has a reputation for designing extremely attractive baths, and that’s a great selling point.”

The units also offer laundry hook-ups with space for full-size appliances, whisper quiet exhaust fans and solid-core doors.

The unit mix consists of one-bedroom, two-bedroom and two-bedroom-plus-den residences with one or two baths and 860 to 1,470 square feet of living space.

Pre-construction prices range from the $280s to the $490s, according to sales manager Mike Battista of Jameson Realty Group, exclusive marketing agent for Mod. Deeded parking spaces are available for $35,000.

The Mod sales center and model are located at 1131 W Madison St. They are open from 1 to 4 p.m. Saturday and Sunday.
