Models open at McHugh Homes' Clark 36

During our recent drive around Andersonville, Mark and I noticed that the neighborhood seemed to extend a few blocks beyond the boundaries of Glenwood, Foster, Ravenswood and Bryn Mawr avenues, especially when it came to real-estate marketing. Kate raised this topic in October, when she wrote about the stretch of Clark Street from Lawrence to Foster avenues in Uptown that some agents were calling “Andersonville South.”

Kate’s post centered around Clark 36, a three-building, 30-unit development under construction at 4860 – 4872 N Clark St. Two of those buildings are up, and Jameson Real Estate agent Barbara Buchel held the development’s first open house three weekends ago and will continue to offer tours through built-out units every Saturday and Sunday afternoon.

Buchel said this morning that five units have sold over the past few months, leaving 15 on the market. (McHugh Homes has put the third building of 10 units on hold until the first two can reach sellout.) Those homes range from the $370s for a two-bedroom / two-bath unit to the $470s for a three-bedroom / two-bath unit with a rooftop terrace. Garage parking is an additional $20,000.

Each home can be ready for occupancy in 30 days, Buchel says.

Clark 36 is immediately north of another one of those “Andersonville South” properties, Metropolitan Development’s Kinetic Lofts at Rainbo Village. When I toured that project in February, Metropolitan was handling of all the sales duties. I noticed this weekend that Jameson is marketing the project now, and the advertised prices there have dropped by almost $30,000 on the high and low ends, with one-bedrooms starting in the $220s and two-bedrooms topping out in the $420s.
